Tenant Application Guidelines

    1. Income Requirements: Applicants must have a combined take-home (net) income of at least 3x the monthly rent. Verification requires two recent pay stubs. Self-employed individuals can provide two years of tax returns or 1099s, but only between January 1 and March 1. New hires should submit a signed job offer letter on company letterhead, including employer contact info.
    2. Credit Standards: Most landlords prefer a credit score above 625 (Vantage Score 3.0). Credit history should not show multiple delinquencies, judgments, evictions, liens, or unresolved bankruptcies.
    3. Criminal Background: No convictions for violence, drug-related crimes, firearms, assault, battery, or sexual offenses.
    4. Rental History: Previous landlords should confirm compliance with lease terms.
    5. Pets: Allowed at the owner’s discretion (varies by property).
    6. Section 8 & Income: We accept Section 8 and all lawful, verifiable income sources.
    7. Additional Requirements: Review property-specific requirements in the listing or confirm with staff before applying.
    8. Application Fee: Non-refundable and paid to an outside agency. We do not accept reusable or third-party screening reports.
